We are Pacific Land Ventures & Property Development, Inc. We are a domestic corporation engaged in real estate development and property management. Incorporated in December 2005, we consider ourselves to be new in the real estate industry. We started our commercial operations in the first quarter of 2006. What can be considered as our relative youth as a business has, since then, been more than made up for in the collective experience and professionalism of our management team and our people.
We recognize that we are a part of a vital industry where the public puts a premium on a company’s track record for on-time delivery of top quality developments and projects, homes, dwellings, and buildings that offer tremendous value. Pueblo El Grande, our flagship project is a 3.2 hectare Spanish Mediterranean themed residential subdivision in Consolacion, Cebu. With Pueblo, we introduced to the market community amenities and house features that redefined standards and in the process set new benchmarks for the price-points our houses were being offered. Chief among these are: concealed underground cabling for the community utilities, our turn-over units were among the very first in Cebu that come equipped with a standard life-safety alarm and monitoring system, and Pueblo residents were among the first recipients in Cebu of a village-wide implementation of PLDT’s FTTH (fiber to the home) telco system.
In 2012, we flexed our market reach with Mactan Plains, a low-cost high-value 2.5 hectare housing development in Barangay Mactan, Lapu-Lapu City. Having practically sold out all our horizontal offerings in Mactan Plains, we shall introduce, a mid-rise condominium in a prime area of around 2,000 sqm within Mactan Plains that we had identified before for such purpose.
In April of 2015, we started our construction of The MIDPOINT Residences, a two-tower high-rise residential condominium complex aptly located in around half a hectare of prime Banilad, Mandaue City property – the actual midpoint between Cebu City’s business and leisure destinations and also one of Metro Cebu’s premier addresses.
The plans for MIDPOINT include the integration of an adjacent property into what is envisioned to become The MIDPOINT CENTRE, a mixed-use hub hosting residential condos, offices as well as commercial spaces. Building on our success with Pueblo El Grande, we have set our sights on Lilo-an, Cebu to nestle Pueblo El Grande Dos (Pueblo Dos), a full scale, full service 7 to 9 hectare community that will echo the styling of Pueblo El Grande in Consolacion and yet magnify its grandeur in scale and design and amenities.
Pueblo Dos will anchor this area’s masterplanned development. It will include beachside and waterfront amenities as well as a cluster of mid-rise low-impact condominium buildings thoughtfully spread across the expanse of the property and designed to maximize the sea views and convenient access to the beach amenities. We have initiated the permitting requirements for Pueblo Dos and are completing the development plans.
Inspired by our continued success in Northern Cebu, we have identified our 4.6 hectare property in Compostela, Cebu or the town after Liloan, to be in the next few years, another site for either our high mid-market Pueblo line offering or our low-cost high-value housing development. This recently acquired property and the project to be developed over it has yet to be named. The development plans are in the early stages.
We’ll capitalize on our growing comparative strength, thus our short to midterm plans include the development of more residential subdivisions within key areas of Cebu and the construction of residential condominium buildings within Cebu City, including those mid-rise condominiums that will be located within specific areas of our horizontal development offerings.
